Helping buyers bridge the gap to homeownership
SWBC Mortgage Corporation is proud to share the continued success of its Homeownership Expansion Loan Program (HELP™), which has already helped hundreds of families and individuals take the exciting step into homeownership. Since its launch, the program has provided over $2.3 million in down payment assistance and supported the closing of 487 home loans nationwide.

At its core, HELP™ is about making homeownership attainable whether it’s your first home or your next one. The program offers a grant of up to 2% of the home’s purchase price (up to $5,000) when the buyer contributes at least 1% toward the down payment. First-time buyers who meet a 50% Area Median Income (AMI) requirement may qualify for an additional $2,500.
Unlike a traditional loan, this grant does not require repayment, giving buyers a real head start without adding debt. Eligibility is based on income, with assistance available to those earning 80% or less of the area median income (AMI). Applicants receive a Form 1099 for the grant funds, so it’s recommended to consult a tax preparer about any potential tax implications.
