Fairview Partners Investment Management, LLC, a seasoned boutique debt fund manager, is pleased to announce the initial close of Fairview Investment Fund VIII, LP (Fund VIII), with $75 million in anchor commitments toward its $250 million target.

Investing in Distressed Debt Secured by Real Estate Assets

Consistent with its previous funds, Fund VIII will target a diversified portfolio of senior secured private real estate loans, focusing on two underserved market segments: distressed debt and small- to mid-balance loans. For nearly 15 years, Fairview has acquired and originated loans in these niche markets, capitalizing on pricing inefficiencies to achieve equity-like returns without asset-level leverage.

Fund VIII is launching amid favorable market conditions. “We are seeing robust activity in the loan sale market, and also for our unique forms of real estate financing,” said Nels Stemm, founding principal at Fairview. “Distress in the market is widening out from office to other property types, and permanent lenders have begun to tire of extending their loans and are looking to clean up their balance sheets.”

Against this backdrop, Fund VIII will invest opportunistically nationwide across a diverse array of collateral types. Fairview will actively manage these loans to resolution over the fund’s four-to-six-year target life.
